Staying current on California landlord-tenant law. AB 1482 caps rent increases. Local rent ordinances vary by city. Just-cause eviction, security deposit limits, mandatory disclosures, source-of-income protections. The rules change yearly. A single wrongful-eviction claim or security-deposit dispute can cost more than a year of rent in damages and legal fees.

Every recurring property expense: mortgage, homeowners insurance, property tax, HOA dues, utilities (where the owner is responsible), and maintenance. We pay each one from your rental income through our trust account, so the bills are paid on schedule without any action from you. Your monthly statement shows what was paid, what was held in reserve, and what was deposited to your account.
The agreement covers the full year, including vacancy. Tenant placement is part of our service, with no separate fee when a tenant moves in or out. Our incentive is to fill your property quickly, since an occupied property is easier to manage than a vacant one we're marketing. We carry expense reserves through transitions so the property's bills keep getting paid between tenants.

You make those decisions upfront, when you have time to think clearly, instead of reactively when you're in the middle of something else. Once they're set, we act on your behalf, and you can change any of them at any time. You stay in control of strategy. We handle execution.
Bay Vista Construction is our sister company, a California-licensed general contractor. When maintenance is needed, they handle it directly. No going out to bid, no chasing third-party vendors. You pay for the work itself at standard contractor rates with no coordination markup. The dispatch and oversight are part of our service. Before we take over your property, we agree on a maintenance threshold below which repairs are handled without calling you for approval.
12 months. We don't lock you into multi-year contracts. If Bay Vista PM isn't delivering, we'd rather you tell us so we can fix it than feel stuck. We've built this business on referrals and long-term relationships, and that only works when we earn your trust every year.
Either way, we handle the full transition. If you're new to renting it out, we help you set the right rent, prep the property for market, and walk you through California's landlord obligations before your first tenant. If you're self-managing today, we coordinate the handoff: notifying any current tenant, taking over rent collection, lease records, deposit handling, and any active vendor relationships. Most transitions take 2–4 weeks and require very little from you.
